I am selling 4.233 acres of land with direct private ocean access and a private road with only one neighbor using part of it it has paved highway access. There is no road between the house and ocean. The shoreline is private and you could sunbathe au naturelle if you wanted to. You will get highway on one side of the property and ocean on the other.

I had a local contractor build the perfect home. 1 ½ story, 3 Bedrooms, 1 bathroom. There is framed in up’n'down fireplaces. French doors to the Ocean, two patio doors and being salt-box design it takes advantage of available natural heating and cooling. The South slope of the roof is designed to accommodate solar panels, more than enough area to provide all the power you will need. There is a year round fresh water creek beside the house for potable water and a new owner could install rainwater collection as backup as well. It has been built with some serious architectural design that allows for comfortable living quarters with views of the ocean from almost every window. The area is rural and the nearest post office is 10 miles down the road in a small restaurant in Tlell. The nearest neighbor is more than 500 feet away and the next nearest neighbor is more than 1000 feet away. This is a very Private Location, not visible from the highway.

Now that I am retired I am not able to live there due to poor health. The building was approved in 2011 when I built it as it was designated ALR at that time, (Agricultural Land Reserve) but the government decided to change the rules and a new owner will have to obtain permits & inspections. I can assure you the home is built beyond current building codes as I have blue prints and building standards available for interested buyers. One would have to install a septic system or composting toilets. The last I checked you can still pipe grey water (sinks, laundry and bathtub/shower) into an underground reservoir, which would need to be installed. None of which was required when I built my retirement home. The construction is post and beam which allows one to take out almost any wall to extend the footprint and/or build stack wall. Post and beam means that the roof is supported on posts and beams and not the walls. Every section of wall more than 24” has been built to allow for stack wall. Currently both levels are open space and the building is framed to lock up. Windows and doors are installed and landscaping has been completed. It needs to have siding installed.

There is a large off-road driveway/parking area. You will enjoy great views of the ocean from most of the windows and doors. There are two windows and a door on the second floor that are framed but not installed. The second floor door would allow for access to a second level wrap around deck.

This property has ocean access and you will find several species of starfish, crab, mussels, and ocean snail as well as scallop and octopus. Sea life includes sea otters, whales and sea lions as well as many varieties of birds. All of these are visible from the Kitchen, Dining and Living Rooms. You can watch the ferry passing by from the dining room table.

There are about 3 acres of Sitka Spruce that are 30 – 50 inches in diameter and about 140 feet tall. These trees can be harvested for as much as thousands of dollars each. Because it is designated ALR no one can stop you from clearing the land as it is zoned agricultural and you cant grow veggies amongst the trees. My plan was to build a market garden to provide veggies to the island of 5000 people, as the ferry does not always run in January and February. I have planted more than 25 Chestnut trees which should be bearing fruit in the next year or so. Soon they could be producing tons of marketable product. It is in growing zone 4b which means that it is very similar to the growing season in Vancouver and Victoria.

The Tlell area is in what is called a rain shadow. There is less rain in Tlell during the summer than most of the prairies of Canada.

An hours drive North to Masset will allow for surfing and razor clam digging as well as scallop collecting. The ferry is about an hour south at Skidegate Landing. The city of Queen Charlotte (Daajing Giids [DAW-jing GEEDS] and Masset both have grocery and hardware as well as restaurants and small town amenities as well as boat docks. The town of Port Clements has a few amenities including accommodations, groceries and a fuel station with a private dock to the bay.

There are airports on the North and South ends of the island at Masset and Sandspit. A local ferry between Sandspit and Skidegate Landing will be part of the trip.
